I hope you are doing well, and I hope you had a wonderful Thanksgiving.  Ours was a little windy and chilly in the back yard, and I called Gavin Newsom to see if it was OK to come inside, but I haven’t heard back yet.


Last week FHFA announced increased loan limits for 2021.  Fannie and Freddie increased their base loan amounts to $548,250.00 and the high balance loan amount in Los Angeles / Orange County is now $822,375.00. That means a 1st time buyer (someone who has not owned in 3 years) can buy a property for $565,200.00 with 3% down or any buyer (does not have to be 1st time) can buy for $865,658 with 5% down.

When the month of December rolls around, we all get excited to connect with family and friends. The decorations, the change in the weather, the holiday music, and the enjoyment of celebrating with family and friends are all a part of what makes this season festive.

What better way to celebrate than through the excitement of a new home in which to share our memories. Contrary to what many people believe, the housing market is quite strong during the winter months. Who doesn't want a new home to have a fresh start in 2021?

TIP: Before you deck the halls, see which holiday decor can help you sell.

It’s the time of year that calendars are packed with holiday parties, budgets are strained by gift-giving and the roads are covered in freshly fallen snow. Alas, 'tis not the season for real estate. But the good news is that the few brave house-hunters who do venture out are serious about buying a house and stylish trimmings will make them want to ring in the new year in your home.


“Holidays can be personal on a lot of levels, but you want to make sure your decor is neutral,” advises Amy Powers, owner of Accent Home Staging & Interiors of Atlanta. “You want to romance your buyer, not invite them to your Christmas party.”


Try these TIPS to get buyers in the right spirit:

  1. Clean and stage. 
  2. Create a cozy vibe. 
  3. Complement your palette. 
  4. Accentuate the positive. 
  5. Go light on lights. 
  6. Be an equal-opportunity decorator. 
  7. Mind the tree.
  8. Clear the clutter.

One of my favorite delicious and healthy winter recipes. Tip: use fresh apple juice for added health benefits. After all, doctors have been recommending them for year. "An apple a day, keeps the doctor away."

3 cinnamon sticks

1 tsp black peppercorns

1/2 tsp whole cloves

1/4 tsp ground nutmeg

4 cups unsweetened apple juice

1/2 TBS orange zest

pure maple syrup, optional for added sweetness




Combine spices in a sauce pan and cook over medium-high heat until aromatic, about 4-5 minutes, stirring frequently.


Add the nutmeg, and stir to combine.  Add the apple juice and orange zest.  Bring to a boil.


Reduce heat and simmer for 15-20 minutes, depending on how strong you like your cider.


Pour juice through a fine mesh sieve into a mug. Allow to cool slightly.
